The Downside to Discount Realtors

When you're ready to sell your house, the first thing you'll probably do is find a real estate agent to help you through the process. It can be so inviting to seek out the discount Realtors who offer five percent instead of six. It's true there is no legal commission requirement, meaning a real estate agent can charge whatever he or she pleases, even if that fee is flat or a percentage. You could find an agent who's willing to take four percent in the interest of bringing in more clients. Before you get too excited and choose one of these discount agents, you need to ask yourself what you're going to get for your money.

If you need the assistance of a full-service broker, and in most cases, you really will, then the discount brokers just aren't going to satisfy you. These real estate agents will simply put your home on the Multiple Listing Service and then sit back to watch the house sell itself. That's it. That's the only benefit you'll get. Sure, he or she may take the time to do some fliers or put the house on other real estate websites, but when it comes to service, you won't receive it. That's just the nature of a discount real estate agency, and it's something you should know up front before you choose.

It's exciting to think you could get the service you deserve from a Realtor who will charge less, but the truth is that you'll always get what you pay for. What you then need to decide is how much you're willing to do on your own if you use the discount real estate agent. Are you prepared to take up some of the marketing responsibilities to make up for that one percent your real estate agent won't be doing for you? Are you comfortable with looking over the paperwork without the assistance of your agent? Do you think you might be able to negotiate a fair price with a potential buyer when you can't reach your real estate agent for advice? If you think you can do all these things on your own, then you might consider paying one percent less for the services rendered.

You're really able to make choices as you see fit, and that means you're more than welcome to use a discount real estate brokerage or even sell your house without the assistance of an agent at all. It's just important to think about the many ways that might go wrong, and whom you might rely on in those situations. If you really sit down to think about all aspects of selling your house, you'll probably decide a full-service agent is worth that extra one or two percent that discount agents go without.
