Preparing Your Home For Sale

I know this subject has been beaten to death but it seems it is a subject that continually needs to be reiterated time and time again.

You want the maximum for your home and you want it to sell fast. Most sellers tell me this. But many sellers are not willing to listen to what I say and it comes back to haunt them. If you can afford a professional stager do so. If not, there are simple, inexpensive things you can do.

When possible repaint neutral colors, not sloppy painting. If you cannot afford a professional use masking tape or temporarily remove wood trim and take your time and do the job right. Remove as much furniture and personal items as you can. You can reorganize your garage and /or storage sheds to house a lot of your personal items and/or have a garage sale and get rid of as much as possible. The ideal situation would be to have a storage locker, again in today's market some sellers are cash strapped and is not a feasible option. Keep your counters cleaned off and the sink clean.If you have pets make sure you clean up after them on a daily basis and when possible remove them for showings and/or crate them. DO NOT assume your dogs are friendly to strangers. Watch what you cook....there are certain foods and spices that are just not very inviting when one walks through the front door. Use scented candles or bake bread prior to open house. Keep the carpets swept and floors cleaned and the dust bunnies to a minimum. Yard should be neat and trim. Windows should be cleaned.

If you want to sell your house you need to make it available for showings. Putting restrictions that are unreasonable will turn off a lot of agents who will not bother to show it. At least make times available in the afternoons during the week and on weekends allow showings from at least 10 am to 6 PM. Ideally a lockbox should be installed. Requesting an hour or two notice is not unreasonable. In some cases I realize due to certain circumstances a 24 HR notice is required. The lockboxes we use takes a special code and each agent has a unique code so the lockbox can be monitored as to whom has visited the home. The above applies to short sale listings as well as traditional non distressed listings.

Buyers do not want sellers home when they are viewing. If seller circumstances are such where they must be home, seller should step outside while buyer and buyers agent walks through the home.

Buyers want to visualize their furniture and belongings in a home. When a seller has too much of their belongings it turns a buyer off. Bottom line no matter what type of budget a seller is on a home can be prepared to best show its features.

Sellers remember to remove any and all valuables, prescription drugs etc PRIOR to putting home on market. If you are wanting to take curtains, light fixtures and/or anything attached, REPLACE them PRIOR to going on market and/or CLEARLY mark those items for buyers to see.
