Is RIGHT NOW the RIGHT TIME to Sell?

Selling a house is a big decision. It's a decision you can't make until you've considered all kinds of factors, one of the most important being the timing.

So - is RIGHT NOW the RIGHT TIME?

In reality, it's not one question, but three:

  • Is the timing right for ME?
  • Is the timing right for THE HOUSE?
  • Is it the right time to find A BUYER?

Is the timing right for me?

No-one can answer this question but you.

Do you need to move now? Can you wait? If so, how long can you wait?

Is size important? Do you need a smaller house? Do you need a bigger house?

Or are you selling for reasons other than size / expense?

If you're 'upsizing', the decline in property values could actually work in your favour - your $250,000 house might have dropped by $10,000, but the $350,000 house you're looking at might be $20,000 cheaper.

Is the timing right for the house?

Think of your home's best (and worst) features.

Is the garden particularly beautiful in the fall? Do colder days give you a chance to show off the effectiveness of your double glazing, central heating, etc?

Does the house look as good as it could? Would a new $1,000 driveway add $5,000 to its value? Would renting furniture give it that special look that helps you get the price you're asking - or help you sell faster, avoiding months of extra expense and worry?

Is it the right time to find a buyer?

There's no denying the housing market is having a tough time. Compared with just a few short years ago, mortgages are much harder to get and are relatively more expensive, even for buyers with a decent credit rating and a healthy deposit.

You might think selling a property at a time like this is counterintuitive - but you might be surprised. Despite the very real slowdown in the housing market, much of the doom and gloom is exaggerated. For example, there's no doubt that house prices are no longer climbing at the extraordinary rates of just a few years ago, but in many places there's no sign of the crash predicted by the doomsayers. The word 'crash' doesn't really fit the gradual decline we've been seeing. However, while prices are still stagnating and in some place still headed downwards, it does mean a 'wait and see' attitude could be dangerous for anyone who's thinking of selling, but it also means that some would-be buyers can look at properties they couldn't have considered last year.

What's ahead?

Depending on how you read all the myriad of published figures, there could be a strong case for selling sooner rather than later, unless you're prepared to wait until prices come up again - and there's no telling how long that will take. After all, the last time prices fell in 1989, they fell for three and a half years, then spent another five years regaining that lost ground. No-one knows whether the current decline (and subsequent recovery) will be faster or slower; shallower or deeper. Can you wait another 10 years before you sell?
