One of the main influences in the decision of buying a home is the presentation. As with the rest of the world, real estate sales are often based on first appearances. While price and location can certainly drive sales, the emotional - and immediate --impact of how a property is "dressed" cannot be underestimated.

Consider these beautifying tips when conducting a property makeover.

Landscaping

The lawn is one of the first things a potential buyer will see when they pull up to your home. Having the lawn trimmed and groomed will make a lasting impression. The buyer may leave before you even meet them if the lawn is a mess. You really need to think about how things look objectively before you let any buyers into your home. Enhance it by planting flowers around your porch and doing proper, basic landscaping

The Garage

If you have a home that has a garage you will want to clean it out before you try to sell your house. Things in your garage can pile up over time and before you know it, you won't be able to see the floor anymore. You definitely will want to clean the garage if it is in this kind of condition. Home buyers want to purchase something that is perfect, and anything that is not will place a serious blemish on their view of the home.

The Entrance

The entrance to your home should look warm and inviting. The front door and entryway should be in good shape. A good impression will include things like paintings, plants, rugs and other aesthetically pleasing items. You want the buyer to think welcoming thoughts about your home as they walk through the front door. The most important thing on your mind should be the buyer's happiness.

The Interior

Many homes have astonishing features on the inside. Rather than letting the buyer decide what the best aspects of your home are, you should try to highlight them so the buyer won't miss all your house has to offer. Using proper lighting in your home is the best way to show off the great features of your house. As long as your house is clean, ideal lighting will showcase all the small details your home has to offer.

Remember that it could take longer than you would want to sell your home. In today's economy, it can often take months. If your house hasn't sold and it's been longer than you would have liked you could reduce the price. By pricing it correctly from the beginning, however, and dressing the house to make it look its very best, you can easily shorten the time it takes to sell - and for a higher profit.
