Creating a Home That Sells

Ever dream of having the perfect home in the perfect neighborhood where you will find the joy, peace and beauty you have always hoped to find? Well, someone will be thinking about that possibility when they look at Your Home. And you? You want to get your home sold to move on to the next phase of your life.

First and foremost, interview at least 3 realtors and get a comparative market analysis (CMA) of your home. Many sellers get excited by the realtor who comes in and tells them their home is worth much more than the other realtors reported. Use caution. That number may be inflated in order to secure the listing. Your home is worth what a bank will lend on it and that's what a reputable realtor should be telling you.

Will people pay over market value? Not very often! Ask yourself, would you? People don't have disposable income right now to be paying over the appraised value. In fact, people are terrified to pay too much because of the housing crisis of the last several years.

If you get into escrow with an inflated number, you'll just have to renegotiate the price and that can be a real dream buster. Especially if you've found your new home and were counting on the entire net proceeds from your sale as down payment for your next home!

Bottom line, choose a realtor who gives you a real number. Their reputation will give you a clue, so ask around.

Next, give your home the appeal by making it look the best it can. You want someone to walk into your home and say "Wow! This is it!"Have no doubt, not only are houses an investment, they are also an emotional purchase.

Here's how to make your home the dream home for someone else!

  1. First impression... Your potential buyer should see a freshly painted front door, flowers lining the walkway, and sidewalks swept clean.
  2. Walls should be clean, perhaps freshly painted, minor dings touched up.
  3. Clean floors and shampoo carpets, or replace if necessary. It's proven that houses in need of new carpeting take longer to sell.
  4. Smells are important. Ask a friend to honestly tell you if your home smells like pets. If so, start with a good carpet cleaning, then use an air cleaner. Scented candles are nice, but only if they are subtle. "Clean" is the best smell of all.
  5. The kitchen is a selling point. Counters should be spotless, clean grout, and no dirty dishes. Remove small appliances and extras from countertops. Take all magnets and pictures off the refrigerator!
  6. In the family room, hide remotes, magazines, etc. Fluff pillows. Add color with plants or flowers. Turn the television off.
  7. Remove personal pictures, awards, and mementoes. To you, they're wonderful memories, but to the potential buyer, they're clutter. Buyers are trying to envision themselves in the home.
  8. Bedrooms should have a model home appearance with beds made and side tables free of personal items. A bouquet of flowers makes it decorator perfect. Clean and organize closets.
  9. Consider offering your children cash to keep their rooms clean. It's worth it!
  10. Bathrooms should be clean! Close toilet lids. Remove counter items... especially toothbrushes, razors, etc. Do the same in the shower. Clean grout and make tiles sparkle.
  11. Mow the yard. Confine pets and clean up "land mines." Plant colorful annuals to brighten the yard.
  12. Windows should sparkle! Open blinds and curtains. Replace light bulbs. Clean chandeliers. Turn all lights on! People want a light, bright home!
  13. Make your home a perfect temperature.
  14. Organize the garage. Pack things in boxes. You're moving, anyway!
  15. Last, but not least, Give to Charity. The good news is... this will give you a head start on moving!

Now you've created the perfect dream home for your buyer and you get to move on to your next dream come true!
