Common Mistakes Home Sellers Commit and How to Avoid Them

April 20, 2012 | Comments: 0 | Views: 139

Buying and selling a home can be one of the most emotional decisions that a person could make. Reminiscing of the day when you bought your house could give a homeowner a nostalgic feeling. Some sellers sob at the closing of the house because they find it hard to let go of their home where they have built a lot of good memories. However, there are also cases where sellers cry not because of any emotional attachment that they had with the house but because they have sold their home in a very low price or they can't sell their homes at all.

Home Is Priced Incorrectly

Pricing a home is an art that involves science. It is about having an educated presumption of how much money you are willing to sell your home. Coming up with the price tag that you want to slap in your home entails researching the market and comparing similar properties within a neighborhood, looking at the differences among the properties and knowing the trends and movements of the market.

One of the worst mistakes that home sellers commit is putting the wrong price tag on their homes for sale. When a home is too expensive, the buyers would not look it especially those people who have limited budget for buying a home. On the contrary, when a home is priced to low, buyers tend to think that there is something wrong with the property that makes you sell it for a bargain price.

The Home is in Bad Condition

Buyers often look for a home that will serve as their shelter or dwellings and no one would want to stay in a dilapidated house with rotten walls and leaking roofs that would collapse anytime. Selling your home in the market needs more than just making the beds and taking away all the clutter. Some homes need a little redecoration and quick fixes. Performing repairs before you put your home in the market can help you increase the chance of selling it easily. If the buyers noticed the small broken items or defective parts of your home they would look for more flaws and eventually ask you to lower the selling price of your home.

Home Is Not Marketed The Right Way

Using the mass media, prints and internet in marketing your home is not bad however you have to do it the right way. Sometimes we could see badly shot photographs of property on the internet that do not emphasize the home being sold or sometimes the photo being published highlights the bad side of the property rather than the beautiful side of it. It is also necessary that whenever you advertise your property either on prints or internet you should provide the complete details or information that a buyer needs.

Hiring An Inefficient Agent

Working with an inexperienced and inefficient agent who does not know anything about the real estate market will only cost you money and not help you sell your home. Therefore, it is important that you ensure that you hire the most qualified one that could assist you in selling your home and educate you the same time.
