Does Homeowner's Insurance Cover Roof Damage After a Storm?

During the recent storms, did you experience Wind, Hail or Storm related damage to your roof or siding?

Did you know it is probably covered by your homeowners policy? Let us examine in layman terms, how the process of Insurance claims really works.

After the storm passes and it is safe to view the roof, walk around the home looking for branches, loose, broken or missing shingles on the roof. If any found, it is time to document the damage with a camera or video recorder. Document the date and time of the recording just to have it in case you need it at a latter time. After the documentation, contact a reputable roofing company that is familiar with insurance claims, ask for a complimentary roof inspection due to storm related damage. The roofer is more equipped to do a thorough inspection of the roofing materials, in safer manner. A good roof inspection should take about 30 to 40 minutes and several photos and videos of the damaged area.

OK, Damage is found and documented, now what?

If necessary, make temporary repairs to protect your property from further damage, such as placing waterproof tarps over damaged sections of your roof, and cover broken windows. Keep receipts for all materials purchased. Don't dispose of damaged items until an adjuster has looked at them.

The homeowner should be ask to locate the Homeowners Insurance Policy and provide your roofing contractor with the insurance agent name, telephone number and your policy number. Most insurance companies send an adjuster to look at your roof within five to seven days after you file a claim. The most serious losses will be given priority, but your insurance agent will see that your needs are taken care of.

I recommend, the professional roofing company help set up the appointment with the insurance adjuster. This way, you are onsite with the adjuster to review and assist the adjuster. When setting up the adjuster, make sure to write the adjusters name, contact information, date and time down for further reference.

When your claim is approved, most insurance companies send an initial check for approximately fifty percent of the claim. If you have a mortgage on your home, the first check will be made out jointly to you and the mortgage company. Contact your mortgage company and ask for the department that handles insurance claims for information on their process to get the check endorsed. Don't sign the check until it comes back from the mortgage company in case the check gets lost in the mail. Once you receive the check back from the mortgage company, endorse it and deposit into your bank account. Call your contractor when the first check comes in from the mortgage company. A down payment is usually due prior to the materials and the crew arrival at the job site to begin the work. This usually include your deductible required by your insurance policy. Keep in mind that roofing companies have to purchase your repair materials upfront and pay their employees or subcontractors weekly.

Upon completion, your roofing company representative and local jurisdiction may do a final inspection and go over the checklist with you. Note any items that need attention and sign the final inspection checklist. If your mortgage company has requested a final inspection, call them now. The final bill will then be faxed or mailed directly to the insurance company for processing. Upon receipt of the final insurance check, the invoice is due. At this point contact your roofing company to pick up the final check for the balance due. Make sure to get a release of lien for payments made and a contractor affidavit saying all bills, labor and materials have been paid and nothing is owed.
