Homeowners Beware: Not All Building Contractors Are On the Up-And-Up

April 02, 2012 | Comments: 0 | Views: 145

Caught up in the thrill of new home construction or a building renovation? Well, don't get so excited that you fall prey to the promises of a shifty general contractor.

You don't have to look very far to find horror stories about building contractors who managed to dupe unsuspecting property owners out of their hard-earned money. It seems that every day, in every part of the country, there's another account of some hapless homeowner being swindled by a new home builder or general contractor who either signed off on the job using second-rate materials and workmanship or collected payment for work that was never actually completed.

So what's a homeowner to do? As it turns out, you can protect yourself from being the victim of a home improvement scam by following some common sense advice and learning how to recognize the signs of a quality building contractor. Whether you're looking for a custom home builder to construct the showplace of your dreams or you're seeking a renovation contractor to upgrade an existing kitchen or bathroom, it's vital that you clarify the terms of your agreement up front and take steps to verify the credentials of your contractor long before any contracts are signed. That way, both you and your home improvement contractor are protected throughout the course of your business transaction.

For starters, be inquisitive. Take the time to sit down and come up with a detailed list of questions you have regarding your upcoming project: How much will it cost? How long will it take? Which areas of your home will be off limits while the work is being done? And so on. Once you've compiled your preliminary queries, request a meeting with your contractor to address each and every issue. Not only will this help to spell out for your contractor exactly what you have in mind for your new home construction or building renovation, but it will also allow you to see how far your contractor is willing to go to listen to your concerns and ensure a successful outcome.

Next, check and double-check credentials. Never just take it for granted that simply because a builder hangs out a shingle or paints his name on the side of a truck that he has the skills required to oversee your home renovation or install your vinyl siding. Particularly for new home builders, you'll want to obtain the names of previous customers and see for yourself the quality of your contractor's finished construction work. Then, if you're not totally satisfied with the apparent level of craftsmanship, it's better to seek out a different renovation contractor early on and leave nothing to chance.

And remember, never base your decision on price alone. Nowhere is the old adage "you get what you pay for" truer than with home improvement remodeling and general contractors. Many high-caliber local contractors work hard to bring you competitive rates and will guarantee their renovation work for as long as a year. Start making some calls today to find the one that's right for you. As an added precaution, make sure they're licensed, bonded, and insured.
