Home Improvements Without Planning Permission

While a lot of home improvements require the owner to seek planning permission, there are a quite a few changes that you can make under Permitted Development (PD) without any form of permission being required.

Internal Redesign

You are free to change the layout inside your house around to make the most of space and change the design. Whether you are wanting to create an open plan space or split a large room into smaller rooms, provided your changes do not change the footprint of the house, you can make the changes without planning permission. It is recommended that all changes follow building regulations guidance when it comes to areas such as structural walls though.

Moving Or Replacing Doors & Windows

If you want to upgrade the windows and doors in your house, you do not require permission. If you are adding new windows or enlarging existing windows, you will need to follow building regulations. It is also worth noting that if you are planning to add a bay window, this would be classes as an extension and therefore may require planning permission. If you are simply looking to upgrade your windows, not permission is required.

Loft Conversion

Provided that your loft conversion is not going to add any more than 40m3 to the property, ie through the addition of dormers etc, the conversion will not require permission. The other requirement is that no part of the new loft conversion may be higher than the top of the existing roof.


Provided that you stick within certain criteria, you are pretty much free to add whatever outbuildings you require. Whether this is a summer house at the bottom of the garden or a garage at the side of your house, you will not require planning permission.

Solar Panels

More and more people are looking to go green by installing solar panels to their house, fortunately this improvement does not require planning permission. This green improvement allows the homeowner to generate their own electricity. The government also has a feed in tariff at the minute which allows the owner to earn money from their solar panels.

If your house is a listed building or has been subject to planning permission in the past, it is always best to apply for planning permission regardless of whether or not it is required. Failure to obtain planning permission for a project which requires it could result in your having to restore the house to its previous state.
