Effective Advertising Techniques For Multiple Rental Units

June 08, 2012 | Comments: 0 | Views: 197

Common rental advertising methods like putting a "for rent" signage in a property, giving away neighborhood flyers or promoting a rental property through word of mouth are effective ways of attracting more potential tenants for a home for rent. However, these traditional ways of advertising will not work for higher end properties or multiple units.

Below are some advertising options that will surely work for higher end properties:

1. Real Estate Company

If you don't know the necessary steps to do on how to advertise your rental property you can seek for the service of real estate companies. Many real estate offices handle rentals and help home rental owners find a good tenant. Helping you advertise your property not only increments the agent's income but it is also a great opportunity for them to turn your tenant as their client.

Of course, you have to pay them about 10% of the rent or sometimes one month's rent. It will cost you money but you no longer have to worry about advertising your property, showing it to potential tenants and screening your tenants, in case you do not have much time to do all these things. This might cost you a lot of money but this can be very convenient for busy real estate investors.

2. Property Management Companies

Running to property management companies is a good decision especially for first-time landlords. Rental property management firms can help you in advertising, showing and selecting the right tenants for your property. In terms of advertising your rental business, they usually create custom video tour and list your properties both on free and paid local/national websites.

Its advantage compared to real estate companies is that they are willing to be your partner even after you have found good tenants. They could help you in collecting the monthly rent, represent you and create a good relationship with your renters during the tenancy and do the urgent repairs for you. If you think you cannot handle the responsibilities of being a hands-on landlord, then this is the best alternative for you.

3. Print Rental Magazines

There are lots of national and print magazines that serve the residential landlords. And these print magazines reach rental home seekers. Listing their rental properties in a national magazine is sensible for big time landlords with multiple rental properties. You may also consider local magazine that has lots of listings for rentals like yours.
