Surveying Pakistan Property Yourself - How to Do It?

Due to high property prices, buying your dream house in Pakistan is no longer a piece of cake. According to a latest report, prices of Pakistan properties have surged by more than 25% during last five years. Because of population influx in the city, prices of property in Lahore real estate are noticeably high.

Lahore is a booming real estate in Pakistan and the properties in its prime housing societies like Bahria town and DHA Lahore have been constantly inching up. Out of these two posh areas, DHA Lahore Pakistan is the best performing real estate project in Pakistan which guarantees high return on investment even during bad times.

Along with the high property prices, the additional fees, commissions, and cost of property transfers hinder people from investing in Pakistan real estate. However, the most annoying expenses attached to buying a property is the cost of getting the property surveyed by some professional.

The need of surveying property before purchase!

According to a research, 25% of property buyers in Pakistan face unexpected building works as soon as they buy a property, which costs them additional money. Conducting a proper survey of the house and examining it critically before closing the deal can reveal construction drawbacks that can save your much money.

Since it's the matter of your investment, a detail survey highlighting the structure and condition of the house is mandatory. Make up your mind first!

The first essential thing in this regard is to make up your mind. Arrange for the equipment you would be required in conducting the survey, like pen, notepad, camera, voice memo, and binoculars. You also need to have complete information of the property, including its location, size, area, and room sizes. This information can be obtained from agent or the owner of property.

If you have some friend who has been a constructor or contractor, take him along. Internal Survey of House!

Internal survey involves checking the internal structure and condition of the house. It reveals the age of property and how well it has been kept. If the walls have been painted in dark color, there are strong chances that the owner is trying to hide the damped walls. Move the decoration pieces and plant pots to know if they are placed at that spot to hide something. Closely examine windows and windowpanes to identify if they need repairing.

Try to spot the damp proofing in the ceilings, floors and walls, because a damp interior means leakage in the pipes that can create much hassle late and cost heavy for repair. Look at the central heating and air conditioning along with the age of the air conditioners and boilers. Look behind the furniture and appliances to spot stains. Remember that sunlight and ventilation are the two most important things that ensure health of its residents. Open the taps of the kitchen and toilets to find out if the drains are working alright. Moreover, also check the gas and electric fixtures and make sure they are working properly.
