Why Is My Basement Wet?!

Wet basements are an extremely common problem among homeowners. There is nothing worse than having water problems in a finished basement. The best way to combat wet basements is to figure out where the water is coming from. We will talk about some simple things you can do to locate where water is coming from and how to prevent it from coming into the basement.

One very common problem that we come across is poor grade around a foundation of a house. Many times if a homeowner has a basement with water problems, the first thing we check is grade of the ground. The earth should always be pitched away from the foundation. If the ground is pitched toward the basement, rainwater will simply lie against the wall and makes it way down in through the block. It is a very simple fix to change the grade of the dirt around the house. Many times people will pay a waterproofing company thousands and even tens of thousands of dollars to waterproof their basement, and the problem could have been fixed by adding or taking away some dirt. A good way to test your grade is to simply take a hose and let it run a few feet from your house. This would simulate a rainstorm. You should now be able to see if water comes into your basement due to poor grade.

Gutters dumping their rainwater next to the foundation can cause another wet basement problem. If the gutters are allowed dump out on the ground near the house, the rainwater could just make its way into the basement. The water that collects on a roof and falls through the gutters may seem insignificant. It is actually the opposite. On a 2,000 square foot residential house, 1,250 gallons of water are collected on a roof with one inch of rain. Now take that much water and picture it dumping right next to your foundation. This could be a reason your basement is wet.

Another cause of wet basements may be due to clogged gutter conductor lines. Many people realize that they do not want the gutters dumping next to their foundation, so they have drainage pipes installed for their gutters. The gutter water then is dumped into storm sewer or daylights out into the yard far away from their house. This is a fantastic idea, and we recommend having them installed by a professional plumbing contractor. However, when leaves and shingle debris wash down into the conductor lines, they can become clogged. The water then blows out the bottom of the gutter because it can't flow through the clogged pipe anymore. If you simply check your gutters during the next heavy rainstorm, you should be able to see if water is bubbling up out of the pipe against your foundation. If you know a plumber with a sewer camera, then have him do a video inspection of your lines to verify they are in working condition.

The last and worst problem that causes wet basements is from ground water. If your basement was built in an area with a high water table, there isn't much you can do to stop it from coming into your basement because it comes up under your floor. Blame the builder who never should have built a basement into the ground where high water tables exist. The solution? Whenever we can, we recommend not relying on sump pumps. If you have a power outage, and don't have a battery or water powered backup system, then your basement will flood. One option we have found that works wonderfully is to run a drainage pipe from your sump pump crock out into your yard somewhere. The drainage pipe will daylight on top of the ground somewhere. This way the water drainage is all based on gravity. Electric may fail and turn off your sump pumps, but gravity will continually carry the water safely away from your basement. Sometimes this is not possible if the basement is lower than the entire surrounding grade, in which case you would have to install a couple sump pumps and figure out a backup system.

Hopefully you have a little better understanding of wet basements and simple, cost effective solutions to fix the water problems. Please use discretion before calling a company to come and waterproof your entire basement. The problem could be something so very simple and cheap to fix.
