How to Select a New Home Builder

March 31, 2012 | Comments: 0 | Views: 178

Building a new home can be one of the most exciting and rewarding things for a family or and individual. The process of taking a home from conceptual drawings to a finished product is a great exercise in seeing a project through from beginning to end. Picking the right home builder to team up with for the process is a critical piece of the process that can make the journey a joy or a nightmare.

Anyone interested in building a home can select the right builder by doing some research and talking to people familiar with home builders in their area. Some of the things that will help separate the good builders from those that should be avoided include:

1. Talk to Friends and Neighbors Everyone knows at least a few people that have built a house in their area. The best reviews of perspective companies will come from friends or family that will give an honest opinion of the home builder they used. A good builder will keep their customers satisfied by striving to meet all the requirements and staying on budget and schedule.

2. Check References All good company will have a list of references. These customers should be contacted before any contract is signed. It is a good idea to visit the home and ask for a tour inside and outside. Ask questions about the work, the home owners overall satisfaction with the job, any issues that occurred during construction and how those issues were resolved, and any issues they have had following the completion of construction.

3. Ask for a Warranty A home is a complicated structure to build. Even the best home builders will sometimes make mistakes. The real issue arises when the mistakes are discovered after the home builder has left the site. Good home builders will offer a warranty for a certain amount of time on workmanship issues. Anything that goes wrong during that warranty time should be addressed by the builder in a timely manner.

4. Bonding Uncertain economic times have hit the construction industry particularly hard. Some long time contractors have gone out of business during this recession because they are not able to procure enough work. When looking for a home contractor to use, it is a good idea to ask the builder to produce a copy of their bonding. With the proper bonds, the customer is protected if the home builder happens to go out of business during the construction of the their home.

Building a new home is great experience that everyone should enjoy during their lifetime. Picking the right construction contractor will help ensure this process goes as well as possible.
