Improvements You Might Make For Your Kitchen To Increase The Price Of Your Residence

February 23, 2012 | Comments: 0 | Views: 147

Should you be in the market to sell your house or intend to live in it for years to come, a kitchen remodel is one of the best places in which to invest your home improvement dollars. If you are undertaking the project as a way to boost your home's value in order to sell it, you should be aware that dollar for dollar paybacks are extremely uncommon. Typically, you can expect to boost your asking price by 50 to 70 percent of the amount you spend on an improvement. The real value comes in the appeal it adds to home buyers. You can, however, increase the livability of your home by investing in a kitchen through both big or little changes. Here are some of the best ways to change the look of your kitchen.

Add Quality Appliances

Stainless steel appliances are all the rage right now. They add a look of sophistication and elegance to any kitchen and require no major work to install. Price ranges for appliances are as wide as you can imagine, but if you shop around, you can usually find a four piece set that includes a stove, dishwasher, refrigerator and microwave for less than $2,000. If you want a superficial makeover, stainless steel appliances may be the way to go. Even stylish small appliances, for example, a Nespresso Citiz espresso maker, really add a touch of class and sophistication in the eyes of a prospective buyer. Also, a set of top quality stainless steel cookware, like the Cuisinart MCP-12, gives a buyer the impression of "an eye to quality" that starts in the kitchen and overflows to the rest of the property.

Counter Tops

Counter tops are one of the best things to invest in if you plan on reselling your home. Granite or other natural stone counter tops are on almost every home buyer's must-have list, so omitting them from your remodel may cost you a sale. Granite counter tops also have wide price fluctuations but can be installed for around $45 per square foot, installation included. Check your local big box stores, but also peruse your phone book to see if any small contractors are in your area. These small businesses have leftover materials and discount pieces that may suit your needs and may save you a bundle.

Cabinets - Are They Worth It?

Installing new cabinets is an enormous cost. Custom cabinetry runs between 10 and 20 thousand dollars for even the most basic replacements. While replacing your cabinets may add an air of grandeur to your kitchen, you can never hope to recoup your investment when you sell your home. Instead, try sanding and painting your cabinets. If your cabinets are a tired oak color, try whitewashing them or painting them black. The best thing about using paint is that you can always strip the cabinets and try again.

Consider The Trend

Although it was en vogue to have dark red kitchens in the recent past, lighter colors are back in style. If your kitchen has a dirty or dark look, try painting the walls a refreshing butter cream.

Small Things Matter

Hardware like hinges and drawer pulls seem like an afterthought, but they can be a significant investment. Old, tired pulls will detract from any refurbishment you attempt on your cabinets. If you want the paint job on your cabinets to be effective, you are going to need new drawer hardware. There are hundreds of suppliers online that can give you economical choices.

Window treatments are expensive, but most kitchens have only one or two windows. Make sure that whatever window treatment you choose fits in with the rest of the kitchen, and splurge. Since you only have to do one or two windows, you can afford the best.

Improving your kitchen enhances not only the look and feel of your home, but provides your family with a gathering place. A great kitchen can function as a meeting room, an office and a family room. By applying the advice from this article, you can improve your kitchen in a manner that is cost effective and manageable and will bring you closer to your family and your home.
