Use Professional Staging Services Before Selling Your Home

When you're ready to sell your home, you'll need all the help you can get to move things along. No matter how much time you've spent on the decoration and design of your home's interior, you could probably use the assistance of a professional home stager to make sure you're highlighting the best features. Remember that a potential buyer wants to picture himself or herself already living there when they take a tour. For all that you hope someone can overlook your clutter, personal photos, or souvenirs from vacation, the truth is that buyers don't often put that type of effort into viewing a home. They want to come in and feel right at home. Your design choices could prevent that from happening.

Let's start with the personal items first. Of course, you're proud of your kids' accomplishments, but you'll have to muster the courage to take down their senior portraits, piano recital photos, and even the trophies. This includes any snapshots you have in frames on shelves or tables. If you remove them from the walls, follow through and remove the nails and hooks, too. You'll also need to look at everything with a critical eye to be sure you get all the knick-knacks and souvenirs from family trips; items that pertain to your interests-such as sports equipment, art supplies, and stamp collections; and books, movies, music, and magazines. Put all of these away in cabinets and closets, or better yet, go ahead and get a head start on your packing.

Once you have these items out of the way, you can then look at the decorative elements of your home. Remember that your favorite "Juicy Apple Red" paint in the kitchen may turn a buyer off immediately. The same goes for the geometric designs on your rugs, the custom mural on your dining room wall, and even the movie posters on the walls in your media room. These are the things that made your house your home, but they may not fit into a potential buyer's view of "home." If you're not willing to paint over, pull up rugs, and take down prints and posters, you could limit the number of people who seriously consider buying your property.

It's hard to look at all of these things with a critical eye, and that's why a professional stager can be such an important addition to the selling process. If you have a professional come in to give you advice, you can look at everything objectively and make the necessary changes. A stager can also help you rearrange furniture for a better flow from room to room, select the paintings that can remain on the walls during photos and showings, and give pointers for new wall colors that will create a blank canvas for buyers.

Can you do it without the help of a professional? Sure, you can. Before you make the attempt, however, remember that selling your home is stressful enough as it is. You have a lot of work ahead of you, so why would you want to add more responsibility to your plate?
