You really can sell you house for more money by using a professional stager and a professional real estate photographer. If you get just one or two more buyers interested it will drive up the price. Attention to detail is paramount, get rid of dusty corners, hairy drains, dusty exhaust fan, clean the oven, the list goes on. Get your family to pitch in, the saying "Many hands make light work" is very true. Promise your teenagers things that they want and inspect their work.

On days where you have an open house, everyone needs to leave and go to the movies or somewhere, anywhere, take your pets. Let your agent do what they do best and concentrate on their job of getting the best price for you property. Make sure the house is clean and well staged before you leave.

If you are having a auction, you obviously need to be there, however, other family members don't need to be, if possible.
