Home Staging Design Guidelines

Home staging and design does not need to as complicated as it might seem. We have to differentiate between an interior design and a home staging design, and the difference being the ultimate output and purpose of each design.

Interior design is mainly dedicated to home owners, who wish to customize the look and feel of the home that reflects their liking and personality. On the other hand, home staging removes most of the personalization of a house in order to gain a general appeal to potential home buyers.

In another word, home sellers makes changes during home staging to increase the attraction to genuine home buyers.

Home staging guidelines

Although home staging could be a time consuming process of up to a few weeks, the changes made to your house is not necessarily difficult to achieve. Here are some general guidelines to speed you up:

1. Old cabinets can be put into good re-use when there is insufficient budget to buy a new cabinet. Simply shift your old cabinets out of the room and clean the existing spot. While doing so, give your room a fresh coat of paint to make the room look new and shift your cabinets back when the paint dries up.

Old cabinets need to be thoroughly clean, removing all the spider webs and dust. For kitchen cabinets, you will need to use cleaning agents to help you remove the stinking oily smell and grease film which had accumulated over the years of cooking.

Wood-safe de-greasing agents are easily available in departmental stores, making sure not damage your cabinet. Wooden cabinet could be given a new paint or varnish treatment after sanding the surface layer down. Use whichever method as long as the result is good.

2. Impress your buyers by creating a young, fresh and vibrant atmosphere in your home. A ten years looking house with stained smells will not attract any buyers at all. First impression definitely one of the key factor in successful home staging.

Home owners buy houses whereby they can feel that they are starting something fresh. Thus it is crucial to remove all kinds of evidence of previous occupancy, including worn countertops and tables.

There are many options when it comes to fixing your old countertops. Unfortunately the best option which is also the most costly option is to replace them with a new piece of granite.

The second alternative for an economical price is to replace the counter tops with laminate or formica countertops.

The third option is to resurface your countertop by polishing or giving a chemical treatment. Do discuss with your contractor on these few options and finally decide which option is best for you in terms of your budget and needs.

3. As you will be moving to your new house, you will be buying new appliances. Make use of these new appliances for displaying in your selling house as decorations. During open house, just make sure your agent or you are there to inform buyers that these appliances are not included and will be removed upon sale.

If you are a little more business minded, you can include these new home appliances in your sale package, increasing the selling price. Price increase should include the cost price of your new appliances and interest. Buyers might be more than delighted to accept such deals as it save their time in searching for these suitable appliances for their new home. Additional profit gain could be now utilized in upgrading even better home equipment for your new house!

4. Bathroom should also be staged to look and feel luxury and expensive. Do not underestimate the bathroom as many buyers look for move-in condition when they buy their home. If necessary, provide a new set of tiles, lighting and basic fixtures.
