Important Questions To Ask A Home Inspector

May 22, 2012 | Comments: 0 | Views: 168

Buying a home involves a lot of steps, each one is very important for the whole process to go smoothly. One such step is inspecting the home. Before you buy a property, you have to make sure that you will be getting your money's worth. One way to do that is to bring someone in to inspect the property and give you a detailed report. This report would then be able to help you decide how much to offer for the property or even whether you should buy the house or not.

Because it is a very important part of the process, you have to make sure that you hire the right home inspector. To help you out, below are some important questions that you should ask the inspector before hiring them.

1. What is the coverage of the inspection?

Make sure that the home inspection would cover all the necessary requirements that your state requires. The report should also comply with the standard of practice and code of ethics. You can also ask for a list of areas that would be inspected. This way, if you think that an important area will not be included in the inspection, you can ask the inspector to add it.

2. How experienced are you in home inspection?

An inspector with a good track record would be a good choice. If he or she can provide a list of his or her past works, you can contact their former clients to get their reactions on how the inspection was done. This does not mean that you should close your doors to new inspectors. In case of these inspectors, ask if they are working with a partner who is more experienced.

4. Do you offer to do repairs based on the inspection?

It would be a lot easier for you if the inspector can also perform the needed repairs on the property, so make sure that you ask this of them.

5. How long will the inspection take?

If the inspection will be undertaken by a single individual, it could take about two to three hours for a typical single-family house. If the inspector would need more time than this, they should be expected to come up with a very detailed report to earn.

By asking these questions before hiring an inspector, a home buyer would have an easier time choosing which inspector is the right man or woman for the job.
