Discovered Asbestos In Your Home? How Should You Deal With It?

An asbestos survey is a good way for anyone who is dealing with asbestos in a property to make sure that the material is being properly handled. If asbestos is not dealt with safely and within the law then the Health and Safety Executive will often step in and prosecute, so it is rarely worth taking a risk when it comes to asbestos, particularly as it poses such a danger to human health if disturbed.

An asbestos survey will usually identify the position of any asbestos, or materials that contain asbestos, and detail the type of asbestos that these materials contain. Essentially, there are three types of asbestos, crocidolite (also known as blue asbestos), Amosite (also known as brown asbestos) and Chrysotile (often referred to as brown asbestos) - all of which are potentially dangerous. There will also be a note taken of the kind of condition the asbestos is in - the worse the condition of the asbestos, the more likely that action will be required to remove the substance.

The survey is not a legal requirement for domestic properties, but where there is any suspicion that asbestos is located within a property, it is recommended that the survey is carried out immediately, so that the asbestos can be properly managed and handled, with an organised removal plan if deemed appropriate.

In particular, homes with legacy artex plastering materials in them have been found to contain asbestos, but it is extremely important that homeowners and builders do not attempt to remove this artex without a proper survey on the material before it is disturbed for redecoration or replastering. Old boiler pipe lagging has also been found to be a harbourer of asbestos and again, these types of locations should be left alone and dealt with by a professional asbestos removal company or at the very least checked as part of a survey prior to any interaction.

During the survey, a sample of the asbestos will usually be taken in order to determine the type of asbestos being dealt with. This is then investigated under laboratory conditions. Because of this, it is important that the person who carries out the procedure is a qualified professional, able to safely handle asbestos and to provide a definitive conclusion as to what type of asbestos it is.
