Important Things to Look For in a New Home

February 23, 2012 | Comments: 0 | Views: 150

Buying a home can be an exciting venture, and it usually is for most people. However, if you are the type of person who does not do very much research before jumping in with both feet, you may find yourself locked into a mortgage for a house with lots of problems. You probably already know what you want in a home, design-wise: maybe the kitchen should be very spacious with an island, or you really want French doors opening to the backyard. There are tons of beautiful options for new homes these days, but if you do not know the basics of what is actually important in a new home, you might as well be throwing your money away.

You should be concerned, first and foremost, with deciding on the general area you want to scope out. You definitely should be considering the distance between your potential new neighborhood and your job, as well as other locations important to you. If you feel you absolutely must live 5 minutes away from your parents, then you are obviously clear on where you should be looking. If you have younger children in need of childcare services, be sure to locate a neighborhood with a daycare close by. The reason that the location of your neighborhood is so important is because you only get to choose that once per house. If you dislike a design aspect of your new home, chances are you will be able to change it easily. The location of your house is not so easily changed, so be sure you love the neighborhood.

Speaking of location, if you live in an area of the country that is prone to earthquakes, you should absolutely not buy a brick home. It is likely that, if your general area does experience a lot of earthquakes, they will not be offering homes with brick anyway, but this is still a good thing to keep in mind.

Even though you may be buying a brand new house, you should still do a thorough inspection to make sure there is nothing wrong with the major components of the house. Things to check are the roof, structure of the house, kitchen and bath fixtures, the electrical system, and insulation. You should also take note of the ground around the house. If it slopes away from the base of the house, it is in good shape and will likely not cause flooding around the house. Be sure to check that the gutters and drainage pipes send water away, not toward, the house. You always want to avoid too much moisture being near your home.

Keep in mind that this will be the place you live for a long time, so you want to be sure that this house is in the best shape possible. Houses only deteriorate, so getting the most out of the inspection walk-through is beneficial. Be sure to check out options and quotes on home mortgage rates, and make sure you understand how escrow accounts work, because these will be very important in the months leading up to your move-in date.
