A Concrete sealer acts as a protective film that prevents water, other types of liquid and chemicals from seeping into the concrete flooring. Water and other liquids may weaken the porous material of the concrete which can cause irreparable damage to it. Some other liquids may also stain the concrete flooring which makes it unpleasant to look at especially if the stain occurs in a visible area.

Concrete sealer is applied in concrete floors situated indoors and outdoors. However, different types of bases are used for these two types of flooring. Outside concrete flooring needs a sealer that is made of sturdier base considering that is exposed to adverse weather conditions while indoor concrete is more prone to damage that is due to the regular wear and tear rather than on harsh weather conditions. Thus, water based concrete is usually applied inside the house while solvent based is preferred in the outdoors. Solvent based sealers can also used indoors but it is primarily coated first with water based sealers to ensure that the solvent will properly bond with the concrete.

Concrete sealer will give your concrete floor a clear glossy finish. It will also prevent dust from accumulating which makes it easier for you to clean the floor's surface from dust. You can use an ordinary broom in cleaning floors that have been applied with water based concrete sealer. If you prefer to apply a cleaning solvent, use a cleaning solvent that does not damage the protective sealer.

It is advisable to apply concrete sealer to the floor of your house upon completion to ensure that it will lasts longer and to prevent any damage from occurring before a sealant can be applied to it. If you failed to apply a protective covering beforehand, you can apply one now to prevent further damage to the floor. Sealants in general, can be replaced once every three years but it also depends on the damage and scratches that is clearly visible on the flooring.

The existing concrete sealer had to be stripped off first before you can apply a new sealant to the floor. It takes time to cure the flooring before you can re-apply the sealer again. You also need 24-28 hours gap for the sealer to dry before allowing anybody to set foot on the newly applied sealant. It is also preferable to use water based concrete sealer in a poor ventilated area considering that it does not emit a strong odor as compared to a solvent based sealant. Odors for water based sealant do not linger too. An advantage for owners who have asthma problems.
