The Landlords Black Book

Real estate investment offers a solid investment potential. Landlords around the country dream big of purchasing homes or condominiums and renting them to deserving tenants. He's a jack of all trades and he can save you substantial time and possibly money.

Every landlord should have a good handyman. When a tenant calls about a severely clogged toilet, a blown fuse or a torn window screen, the handyman can resolve issues quickly.

The Knowledgeable Appliance Repairman

The knowledgeable appliance repairman takes the handyman's work a step further. He has obtained knowledge of a number of appliances over the years. What sets him apart is his ability to repair almost any appliance by most manufacturers. He also knows how and where to source parts for older appliances and has access to a stack of repair manuals.

The appliance repairman can get you out of a difficult situation. For example, if a tenant calls and reports the oven no longer works, you could be in serious trouble. Most states and localities require that certain types of repairs be made immediately or within 24 hours. The oven is one of them. The appliance repair man can come out on a moment's notice and provide the professional repair services required to keep everyone satisfied.

The Gardener

The gardener, also called a groundskeeper or landscape professional, keeps the exterior of the property in attractive and safe condition. Gardeners understand the intricacies of creating attractive landscapes. They also abide by the laws established for working with trees and can contact an arborist should you have problems.

A good gardener offers fair pricing for a number of services, including cutting the grass, shaping bushes and other vegetation, mulching the area and working with growing trees.
