Kyle TX Neighborhood Update - April 2012

Kyle is a rapidly growing suburb of Austin to the south. It is located along and on either side of Interstate 35. Homes in Kyle have been less expensive than most of the Austin area and that has made a popular place for home buyers. The commute into Austin, which is to the north, can be between 20 and 45 minutes depending on what part of the city someone is driving to. Downtown Austin is just about 15 miles from Kyle. The population of Kyle grew over 450% between 2000 and 2010.

As Kyle has grown so quickly over the last decade or so, new neighborhoods and new homes popped up all over the place. Amberwood is a relatively inexpensive neighborhood in Kyle. There are currently 14 single-family homes on the market in Amberwood. They range in price from $120,000 for a 1,630 square foot home built in 2004 to $215,000 for a home with 3,490 square feet built in 2007. The median price per square foot for a home for sale in Amberwood is only $67.09.

During the last 30 days there have been just 2 homes sold in Amberwood. The average sold price was $111,950, which was $68.67 per square foot. These homes had between 7 and 38 days on market before selling. There are also 9 homes currently under contract in Amberwood.

Meadow Woods is a small neighborhood in northwest Kyle. There is just one home on the market in Meadow Woods at this time. It is a 3 bedroom, 2 bathroom home with 2,299 square feet and it sits on over half an acre. This home has been on the market for only 14 days. Only one home in this neighborhood has sold this year and it sold in January after having been on the market for 241 days. There is currently one home under contract in Meadow Woods.

Plum Creek is a very nice golf neighborhood in Kyle. There are currently 33 homes listed for sale in Plum Creek. The range in price from $109,000 for a 1,044 square foot home built in 2004 to $315,000 for a home with 3,300 square feet that was built in 2002. During the last 30 days there have been just 5 homes sold in Plum Creek. The median sold price was $$205,700. The average days on market before selling was 90.
