The Guidelines To Follow Before Signing A Contract With A Town House Builder

Once you have made the decision to start work on your brand new town house, it is likely that you will be busy researching all of the builders in the area to find the best one to undertake your project. Whilst this can be a very exciting time, it is important that you do not lose sight of the bigger picture - it is every new homeowner's worst nightmare to discover that there are overlooked structural problems that are going to cost thousands to fix. The best way to avoid these sorts of issues is to ask some specific questions before signing any contracts with town house builders.

  • "Do you have all the relevant qualifications for this job?"The builder should be registered, have some sort of qualification and be certified to work in your area. If you are suspicious that their qualifications may be false or embellished, ask to see copies of these documents and make your own assessments.
  • "Can you answer a few basic questions about your work?"There are building questionnaires and interview checklists all over the internet - get your hands on one of these and use it to help you interview your potential town house builder. Ask them about their prices, the materials that they recommend and specialize in, and so on. This will give you a good idea of whether they are suited to your needs.
  • "How much experience do you have?"As well as finding out how long the individual has been a builder, find out how long they have been working specifically with town houses. Someone with 20 years experience, 10 of those specializing in the type of home that you are after, is going to be much more capable than some with 20 years experience and only 2 of those in your area.
  • "Can I have the contact information of your previous clients?"Whilst some people will not be happy with their builder handing out personal information, others will be quite happy to provide you with a real-time testimonial and to answer any questions that you may have. If possible, go out and visit the property to see what it looks like now.

If you receive satisfactory answers to all of the above questions and you are happy with the outcomes of your resulting research, then you are ready to sign the contract provided to you by the town house builder. If you are suspicious of the legitimacy of any of the builder's responses, documentation or testimonials, do not hesitate to investigate further.
