10 Things You Need to Know Before Starting a Bed And Breakfast

ROOM SET UP & PROTOCOL (Very Important)

1. Make sure that you have at least one bathroom for guest only use.

2. Keep the guest rooms clutter free except for art work that is unobtrusive. Never force your tastes in art on your guests.

3. Stick to a colour scheme that is mellow and modern, you can use the same Colour scheme between all of your rooms as this allows bedding to be "mixed and matched" between rooms, therefore ensuring that you don't run out of emergency changes.

4. Make sure that all electrical appliances in the rooms are fully up to date and work well.

5. Always keep your rooms well "dressed" for new arrivals. The first impression is the one that makes up your guests mind as to what kind of B&B you are.

6. Guests can be very untidy, I am sorry but that is something you will have to put up with as it is a definite "no no" to organise their belongings or put them away. Of course if their untidiness spreads to areas outside their bedroom then you can ask them to think of other guests and keep those spaces tidy.

7 You will find that at time you will have to define the term "Bed and Breakfast" when guests want to stay in all day. Of course there are exceptions to the rule, such as elderly people that may need more rest than the young.

8. Never let in any persons that are not booked and signed in spend the night. This of course goes by the board if you find them upstairs in the morning. Its then up to you whether you ask them to leave or charge them for the extra guest, either way, make sure you have their money beforehand.

9. Decide for yourself what you are going to do about payment. Either your guests pay on arrival or they pay at the end of their stay. Beware of work Placements from companies, always take their money beforehand either by card if you have that facility of by Pay Pal. The reason for this is because they Have a tendency to pull their staff out at very short notice to send them elsewhere, thus leaving you with vacant rooms.

10. Be prepared for all types of people, NEVER go by what they look like as some of the scruffiest people can be the nicest and vice versa.

Try to take people for Who they are, not what you think they are on that first impression, yes this can be difficult at times but also a great pleasure in finding out just what a nice person they really are (everyone has a story).

You will make a few life long friends from your guests. If guests are completely Obnoxious or go too far wanting to be friends, then ask them to leave as Politely as you can. At the end of the day this might be your business, but it is also your home!
