Since 1997, Josh has been counseling individuals and businesses in the areas of real estate law and business-commercial law. He is focused on assisting real estate clients with the acquisition and sale of commercial properties, residential properties, investment properties, multi-unit properties, apartment complexes and retail space in addition to handling commercial leasing on behalf of landlords and tenants. Josh also spends considerable time representing clients in the acquisition and sale of small to medium-sized businesses including restaurants, franchises, physician practices, nightclubs and retail stores.

As an extension of both the real estate and business law practice areas, Josh provides legal guidance in connection with the formation of corporations, limited liability companies, partnerships and limited partnerships. He assists clients with creating and structuring the relationship, rights and responsibilities among individual shareholders, members or partners of an entity by drafting Shareholders Agreements, Partnership Agreements and Operating Agreements.

Josh also litigates business disputes and claims involving real estate on behalf of individuals and entities in Pennsylvania and New Jersey including matters that involve breach of contract, fraud/misrepresentation, tortious interference with contract or prospective business relationship, breach of confidentiality or breach of warranty.

After graduating from The Pennsylvania State University in 1994, Josh attended The Widener University School of Law in Wilmington, Delaware. While a student at Widener, Josh was an invited member of the Law Symposium, the school's law review journal. Upon his graduation, cum laude, in 1997, Josh accepted employment with a boutique litigation firm in Cherry Hill, New Jersey. As an associate, Josh gained valuable litigation experience in both criminal and civil matters as well as transactional experience in real estate and business matters. Josh greatly benefited from the mentoring provided in a small firm environment, but ultimately decided that he wanted to pursue his entrepreneurial desires. On January 3, 2000, he opened The Law Offices of Joshua M. Marks concentrating in criminal law, real estate and business law. In 2009, Josh narrowed the focus of the practice to concentrate on business and real estate transactions and expanded the support staff; and now operates as JM LAW GROUP, LLC.

Josh is admitted to practice in Pennsylvania and New Jersey. He is very active as a board member of the Adam Taliaferro Foundation.
